Which CWS Models This Applies To

CWS manufactures three residential lines we regularly encounter in Three Lakes: the Series 1000 single-hung vinyl, the Series 3000 impact-rated vinyl, and the Series 5000 aluminum impact. The part that fails depends on which line you own. Series 1000 units use a constant-force balance system with a stamped metal shoe that rides in the jamb liner; Series 3000 and 5000 use a block-and-tackle balance with a nylon bushing that degrades faster in South Florida’s UV load.

To identify your unit, open the sash and look for a white or silver CWS label on the top of the frame header or the edge of the sash itself. The label lists the series number, nominal size, and glass package code. If the label is painted over or missing, measure the visible glass width and height to the nearest 1/8 inch, then the overall frame width and height. We cross-reference these four numbers against CWS’s legacy catalog - the company has revised its balance shoe dimensions twice since 2015, and the wrong shoe will not seat properly in the jamb liner.

Signs Your CWS Window Installation Is Failing

• Sash drops or won’t stay open. The balance spring has lost tension or the shoe has cracked. In Three Lakes, we see this most often on west-facing CWS units where afternoon attic heat radiates down the wall and accelerates nylon fatigue. The sash becomes a finger hazard and an egress failure.
• Lock won’t draw the meeting rails together. The keep has shifted or the cam has worn. On CWS Series 3000, the lock mechanism is polymer-housed; after seven to ten years of thermal cycling, the housing cracks and the cam no longer engages fully. You can lock it, but it isn’t secure.
• Visible daylight or air movement at the frame perimeter. The installation foam has compressed or the sill pan flashing has separated. Three Lakes homes on fill soil settle differently than those on the limestone shelf; we’ve resealed CWS frames in the Killian Corridor where seasonal expansion opened a 3/16-inch gap at the head jamb.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed. CWS units from 2015-2019 used a dual-seal system that held well in most of South Florida, but units with southern exposure and dark exterior frames experienced faster seal degradation. The glass package must be replaced, not the whole window.
• Frame corners have separated or bowed. The vinyl has thermally expanded beyond the screw retention or the aluminum thermal break has shifted. This is structural; the window is no longer square and the sash will not seal properly regardless of new weatherstripping.

DIY or Call Us?

There is one thing a CWS owner can safely check: remove the sash and inspect the balance shoe for cracks or the lock housing for splits. Use a flathead screwdriver to release the tilt latches, tilt the sash inward, and lift it out. If you see a clean break in the nylon, you’ve found the failure.

What goes wrong after that point: the balance spring is under tension and the shoe is under load even with the sash removed. Releasing it without a balance-brake tool sends the spring up the jamb liner at speed. We’ve extracted springs from drywall and replaced sashes that were dropped during reinsertion. The IGU replacement requires a clean-room environment; any dust on the interior glass surface is permanent. And reframing a out-of-plumb opening affects the structural warranty of the wall assembly.
