ViewLux organizes its residential line into three series tiers, and the part geometry differs enough that we verify before quoting.

• 5000 Series: Standard vinyl single-hung and horizontal roller. Sash width runs 22″ to 42″, frame depth is 2-7/8″. The balance shoe is a proprietary ViewLux #VS-5000; aftermarket equivalents exist from Amesbury and Caldwell but we default to OEM on this series because the shoe pocket tolerances are tight.
• 7000 Series: Impact-rated vinyl with reinforced meeting rails. Frame depth jumps to 3-1/4″ and the installation clip pattern changes - the 7000 uses a two-screw fin mount versus the 5000’s single-point J-channel. If your label shows “NOA 18-0723.04” or later, you’re in this series.
• 9000 Series: Aluminum impact with thermal break. We see fewer of these in Three Lakes proper; they’re more common in Pinecrest and Palmetto Bay where the wind-borne debris zone is HVHZ. The 9000 requires a different sill pan flashing detail and we pull a separate permit path for these.

To identify your unit: open the sash and look for the white adhesive label on the top of the frame head. The first four digits of the serial prefix tell us the series; the last six digits tell us the glass lite size and whether the unit was built with Low-E or clear glazing. We match to that label, not to visual guesswork. Signs Your ViewLux Window Installation Is Failing

• Sash drops or won’t stay open. The coil balance has lost tension or the balance shoe has cracked at the cam. In Three Lakes, we see this most often on south-facing bedrooms where the aluminum balance housing thermally cycles 40-plus degrees daily. The fix is a full balance replacement, not a shoe swap, because the housing fatigue is already present.
• Water pools on the sill after rain. The weep channels are blocked with pollen and roof grit, or the sill track has sagged enough that water can’t reach the weep holes. We flush the system and check the sill level with a laser; if the original install didn’t shim to 1/4″ per foot slope, we correct it.
• Visible gap at the meeting rail when closed. The interlock weatherstrip has compressed past recovery or the sash has racked in the frame from repeated impact-latch slamming. We measure the sightline gap with a feeler gauge; anything over 3/32″ means the sash or the frame is out of square.
• Condensation between glass lites. The insulating glass unit (IGU) seal has failed. ViewLux uses a dual-seal system - polyisobutylene primary, silicone secondary - but in South Florida’s UV load the edge seal degrades in 12-18 years on unshaded elevations. We replace the IGU, not the whole sash, when the frame is sound.
• Frame corner separation or vinyl chalking. The fusion-welded corner has stress-cracked from thermal expansion, or the PVC capstock has UV-degraded past the 0.015″ pigment layer. This is structural; we replace the entire frame, not patch it.

The range depends on three things: whether the unit is impact-rated (heavier sash, more labor), whether the rough opening needs reframing (we see this on 1980s Three Lakes builds with original wood bucks that have rotted at the sill), and whether we’re matching existing grille patterns or switching to clear glass. DIY or Call Us?

There’s a short list an owner can check safely: clear weep holes with a pipe cleaner, lubricate the balance shoe track with dry silicone, and confirm the sash is fully seated in the tilt-wash mechanism before closing. Beyond that, ViewLux sashes are heavier than they look - 28 pounds for a standard 36″ x 54″ single-hung, 45-plus for impact-rated - and the tilt-latch release requires simultaneous pressure that strains wrist position.
